Sticking doors planed to swing clean, new latches and deadbolts, weatherstrip that seals.
Plumbing & electrical *
Running toilets, a new faucet or shut-off valve; swapping a light fixture, fan, dimmer or outlet. Minor, like-for-like work only.
Drywall & paint
Nail pops, doorknob holes and bad tape joints made flush and primed — plus a one-room cut-in if you want it.
Odd jobs
The list that never gets done. Send photos and I’ll group what’s doable into one visit.
* Minor plumbing and electrical only — a faucet, a valve, a fixture, a fan, an outlet. Anything that needs a permit or a licensed contractor — repipes, water heaters, panel or service work, new circuits, gas — isn’t handyman work, but I’ll refer you to someone licensed for it.
How pricing works
$95 covers the callout and the first hour, then $75/hour billed to the 15 minutes. Materials at cost + 10%, on the receipt. You approve an itemized number before I start — most jobs I can quote from a photo you text.
